| Pre-Design | Outline general design parameters. Architect works with client to develop a program, design schedule and make budget recommendations. |
| Schematic Design | Establish overall project layout. Architect creates basic plans, circulation and space relationships. Owner has final approval. |
| Design Development | Selection of systems and materials to be used in project. Architect surveys future project inhabitants, develops section and wall studies, further refines budget and cost estimates. Owner has final approval. |
| Construction Documents | Completion of drawings to be used in construction. Architect converts presentation drawings into working drawings and prepares for bidding, drawings are reviewed for code compliance. Owner has final approval. |
| Bidding | Construction method and contractor are chosen. Architect assists owner in preparation of documents for bidding, selection of contractor and submits documents to city and TDLR for review and code compliance. |
| Construction Administration | Coordination of building process. Architect maintains project quality and produces required project paperwork. Owner has final approval of changes in project. |
| Project Close-out | Project reaches completion. Architect assists owner with final review of project. |
